3 Signs You Should Upgrade The Showers In Your Rental Units

Posted on: 1 June 2018

Even though you might not have thought about making an upgrades or renovations to your rental units, you could find that making certain improvements is a good idea. For example, it might be time to install new shower enclosures in your units. These are a few signs that this might be the case.

1. You Want to Increase Property Value

As a landlord, it's a good idea to make occasional improvements to your properties to help you maintain and increase their property values. At some point, you might decide that you want to sell your rental properties, such as if you get tired of the hard work and high stress levels that go along with managing rentals. If you do, then making sure that they are upgraded can be a good way to ensure that they sell and that you get a higher price for them.

2. It's Getting Hard to Clean Them

As showers get older, they can sometimes become difficult or impossible to really get clean. This isn't a good way to make a good impression on potential tenants, and a shower that always looks dirty isn't going to help your tenants enjoy their units as much as they should. By replacing the showers in your rental units with brand new showers, you can get rid of dirty, moldy showers and can ensure that the showers are easy for tenants to clean and for you to clean if you find yourself dealing with cleanup in-between tenants.

3. You Want to Attract More Tenants

If you have found that you aren't really attracting as many interested tenants as you would like to when advertising your properties for rent, then it might be time to make some changes. If people who are looking for rentals in your area are able to find rentals with nice, upgraded bathrooms for similar rates for what you are charging, then your units probably will not be first on their list. Starting by upgrading the showers and other parts of the bathrooms can be a good way to generate more interest in the apartments and homes that you have available for rent. You might also find that tenants will be willing to pay higher rental rates if you make these improvements to your rentals as well.

As you can see, there are a few situations in which it might be a good idea to upgrade the showers in your rental units. If any of these things apply to you, now might be a good time to talk to a bathroom renovation contractor so that you can find out more.
